Third Supplementary Valuation Roll (SV03/GV2022)

SV03/GV2022 DISPUTES

Properties that are currently being valued in the SV03/GV2022 Roll will be eligible to submit an OBJECTION against the SV03/GV2022 from 21 July 2026 until 31 August 2026.

The SV03/GV2022 Roll was certified on the 30 June 2026. Only properties that met the criteria in terms of section 78(1) of the Act were selected to be valued in the SV03/GV2022 Roll. Properties that were valued in the SV03/GV2022 roll will receive notices advising of the SV03/GV2022 valuation, and of the objection process.

Properties that are valued in the SV03/GV2022 roll are eligible to submit objections against the SV03/GV2022 valuation from 21 July 2026 until 31 August 2026. No late objections will be accepted.

Submit your well-motivated objections online or via email on or before 31 August 2026 or visit one of our venues until 31 August 2026 to submit your objection in-person. Late objections will not be considered.

SV03/GV2022 objections must be submitted by 31 August 2026 as follows:

2025 General Valuation Roll (GV2025)– Revaluation Register

All properties in the City have been valued on the 2025 General Valuation Roll (GV2025). The GV2025 valuation will reflect on the municipal account as from 1 July 2026.

If you missed the GV2025 objection period but still wish to dispute the value of your property, you may request for the property to be revalued in a Supplementary Valuation. Please contact valuations@capetown.gov.za for more information about the Revaluation Register Application Process.

PROTECTION OF PERSONAL INFORMATION ACT (POPIA)

The City respects your privacy rights and therefore aims to ensure that we comply with the legal requirements of the POPI Act.

Property rates ratios and relief measures

Council approved the rates ratios and relief measures on 29 June 2026 as contained in the new Rates Policy, effective 1 July 2026.

The new measures include:

  • In addition to the R15 000 rebate to all residential properties, the granting of a further reduction of R605 000 on residential property valuations to the value of R8 million and lower, before applying the rate-in-the-rand;
  • The qualifying limit for a rates rebate for owners dependant on pension and social grants for their livelihood is ≤ R27 000 of the household income per month.

To provide an idea of what a property owners could expect to pay (more or less), the City Valuation Office makes a Provisional Rate-in-the-Rand available via the Rates Estimation page and can be accessed via GV2025 Roll.

Property owners are able to enter their property details such as the Erf number or physical address on the GV2025 Roll, and see what the approximate rates payable would be based on their GV2025 valuation. It should be noted that the information on the Rates Estimation page takes into account municipal rates only, and does not include services that are payable.
